Ants

Outside treatment of ant colonies are done twice a month. If you would like the inside of your unit treated, call Sherlock’s Termite and Pest Control, Inc. at 703-425-1900. Routine treatment is included in your condominium fee.

Deck and Patio Cleaning

Unit owners have expressed a need to have their decks or patios cleaned and have asked if that is a unit owner’s responsibility or the Association’s responsibility. We turned to the Association’s attorney for assistance with this question and have been advised that it is the unit owner’s responsibility to clean the Limited Common Element deck or patio that is appurtenant to the Unit.

Please remember that power washing should be done with care to prevent damage to the deck or patio, or to adjacent units and common areas. A unit owner may be potentially liable for damage caused during the course of power washing or cleaning. The best way to protect your property and the property around you is to hire a reputable and established power washing /deck cleaning company that is licensed and insured.

'For Sale' and 'For Rent' Signs

You or your realtor must obtain approval from the Association prior to placing a "For Sale" or "For Rent" sign on the property. Please contact our property manager for more information about the approved use of signs.

Gas and Charcoal Grills

Fairfax City Code states that "no charcoal cooker, brazier, hibachi or grill or any gasoline or other flammable liquid petroleum gas fired stove or similar device shall be ignited or used in the balconies or within 15 feet of any apartment building or other structure with similar occupancy." Cooking devices using flammable or combustible liquids or liquefied petroleum gas as a fuel source shall be prohibited from being stored inside, on any balcony, or within 15 feet of any apartment building, condominium or other structure of similar occupancy.

Hardwood Floors

Flooring requirements depend on unit location — Those who live in an upper level unit or in any unit that has another unit beneath it are required to have carpeting on all floor surfaces except in the foyer, kitchen, closet and bathroom. For information, please see page 13 of The Crossing Condo Declaration — Article III:XXI (Use Restrictions on Units and Common Elements), Section 1 (j).

Heating and Air Conditioning

All unit owners are encouraged to have their heating/air conditioning systems serviced every spring.  It is important that this service include cleaning of the condensate drain lines.  Condensate line back ups cause damage to units where the back up occurs and to units below.  Owners are reminded that they may be held responsible for that damage.

Home Improvements

Below are a few lessons learned by your neighbors:

  • Units owners may not install hardwood flooring if there is another unit below
  • Hire a reputable and established company that is licensed and insured to complete the work. Accidents happen, make sure you are protected.

Home Safety

Home Security

Do not open your front door unless you are sure who is on the other side.  Utility workers and public safety personnel can show badges or other identification or they can provide a phone number to confirm their identity.  If you are uncomfortable with any visitor at your door, do not open the door and call the police department.

Home Safety Checks

The City of Fairfax Fire Department offers free home safety checks to all City residents. A home safety check can help you identify potential fire and life safety hazards in your home and provide you with valuable advice on how to mitigate those hazards. Hose Bib Shut Off

Around November of every year or when temperatures reach 30 Fº, you must shut off and drain your outside hose bibs. Some units have a hose bib in the front and rear. The hose bib shut-off valves are located inside the unit. Therefore, if a water pipe burst, the unit owner is responsible for the damage and repair. The shut-off valve should be located in the utility closet. Once the hose bibs are shut off, go outside and open the hose bibs to release the water in the line. If this is not done the water trapped in the line will still freeze causing the water pipe to burst. If you are unable to locate the shut-off valve or unsure if you have done the procedure correctly, contact a plumber for help.

Pet Care

All pet owners must pick up after their pets per the Fairfax City and Association laws. The Board of Director installed pet waste disposal cans for community pet owners to use. These cans are installed along the back fence on Cambridge Avenue. One can is located by the gate that is between the Crossing and Breckinridge, and the other can is down near the corner of Cambridge Avenue and Lexington Court.  These cans have been placed in areas where pet owners are encouraged to walk and pick up after their pets. In addition to the cans, there are small plastic bags located in the small “DOG HOUSE” above each waste can. Please feel free to use them – or you may use your own bags. Please tie the bag before placing it in the waste can. The Porter will empty the cans each week.

Pick Up After Pets, Have Them Licensed It’s the law, it’s a good idea and it’s only polite: pick up after your pets at The Crossing. This never has been easier since trash bags and disposal containers were installed along the back fence: one is near the gate at the back of the property and the other is near East Street. Pet owners are encouraged to walk their pets in these areas. Please tie trash bags before placing them in the waste cans. Additionally, dogs age four months and older must be vaccinated against rabies and licensed in the jurisdiction where they live. Plumbing

If you or your tenant will be away from the unit for more that 24 hours, management recommends the water to the unit be turned off.  This will help prevent damage while residents are way.  The shutoff for the water supply is usually located in the utility room by the hot water heater.  Owners and their tenants should become familiar where this valve is an d should periodically check to verify that shut-off valve works.  Repair of that valve is a until owners responsibility.  If you are not sure where the valve is, you may consider contacting a plumber.

Dripping faucets and running toilets waste water and cause condo fees to increase.  If your faucet drips or your toilet "cycles" or runs, please make necessary repairs or contact a plumber.

Refuse

Trash may be placed outside for pickup no earlier than 8:00 p.m. the night before trash day and no later than 8:30 a.m. the day of trash pickup. Trash is picked up on Monday and Thursday and recycle is picked up on Thursday.

Renting Your Unit

Satellite Dishes

The Association enacted Regulatory Resolution No. 2000-03, effective as of July 4, 2000, adopting restrictions governing the installation, maintenance and use of antennas. Please remember that all dishes and antennas must be approved by the Association prior to installation.

Towing
Vehicles on the property will be towed at the owners expense if the vehicle:
  • has expired inspection, licenses plate, or city sticker
  • is not owned by a resident and left on the property for more than a week
  • is not operational

If your vehicle is towed, call Henry's Towing company to retrieve your vehicle.

Vehicle Security

Some vehicles on the properly have been entered and contents removed. The local police were notified but it is imperative that residents use due diligence to deter these type on incidents on the property. Remember to lock your car doors and do not leave possessions in plan sight. If for any reason you suspect that your vehicle has been tampered with, please call the police. Property management is unable to file police reports on the behalf of our residents, so direct your calls to the police department.

Window and Screens

Cleaning and general maintenance of windows and screens is a unit owner's responsibility. Be awareness that the windows do open into the unit for easy cleaning, especially for second floor unit.
